Chamblin’s Uptown Bookstore and Coffee Shop
Project Size: 10,000sf, Two Story
Architect/Engineer:: Fred I. Podris
Owner: Ron Chamblin
Notable Project Details: Phased renovation of an historic building in downtown Jacksonville, FL. Breaking Ground Contracting served as design consultant and general contractor on this project.
This project consisted of a major interior renovation and extensive work to the exterior façade of an existing Historic building. Breaking Ground Contracting acted as both design and construction consultant as well as general contractor, coordinating the design changes and the Owner’s contracts as the project scope continued to evolve . The original approach to begin with the first floor soon grew to address the second floor structural loads for storage of volumes of used books that were pouring in and for a first floor coffee shop. During construction, Breaking Ground Contracting implemented a change in scope to include the separation of the coffee and seating areas from the bookstore for future after-hours events such as Art Walk and book signings. Wall space was created to provide a place for artwork to highlight local artists.

“Breaking Ground Contracting took steps to protect historical aspects of the site which have added value and significance to my space. Mary Tappouni’s contributions to both the construction and design phases were an asset to the project. Her efforts to always go above and beyond, from suggesting alternative “green” materials to color selections for the space exceeded my expectations. Mary and her team demonstrated that they are an excellent general contracting firm, but they are also a partner in the success of my business.”
